How this is calculated. Gross accommodation revenue is ADR × booked nights. We deduct VAT (only when applicable), blended platform commission, your selected management fee tier, and operating costs. Pre-tax net runs through the country's progressive income-tax scale shown above. Tourist/climate fees and city tax are guest-paid pass-throughs and net to zero for the investor.
