Short-Term Rental Yield Calculator
Compare a short-term rental against a long-let, after agency commission, cleaning, and fixed costs. Find out whether short-term rental is actually worth the operational overhead.
Short-term rental produces more net income — but at higher operational complexity.
Short-term lettings produce €10,062 more per year than a long-let after 25% commission, cleaning and fixed costs. Net yield is 5.9% vs 3.4% long-let.
Red flag · Fixed costs of €4,800/yr stay constant whether you book 200 nights or 20. The short-let case depends entirely on staying above break-even occupancy.
Next move · Cross-check the ADR assumption against AirDNA or similar for your specific submarket — short-let revenue is the most volatile number in this calculation.

Short-let vs long-let delta under stress
Three what-ifs. Individual unlocks the full sensitivity grid.
| What if | Base | Under stress |
|---|---|---|
| Occupancy −10pp | €10,062 | €5,682 |
| ADR −10% | €10,062 | €6,859 |
| Operator commission +5pp | €10,062 | €7,927 |
Each row holds everything else constant. Short-let revenue is volatile — Individual models the full distribution over the hold period, not just three shocks.

How to interpret your results
- Short-term rental usually wins on gross revenue. It often loses on net once commission, cleaning, and seasonal voids are honest.
- A 25% agency commission is standard in Dubai and parts of southern Europe. Below 18% is rare; above 30% deserves questions.
- Cleaning costs scale with stay count, not nights booked. Shorter average stays mean more cleans per night.
- If your short-term rental net yield is within 1 percentage point of the long-let, the long-let is almost always the better choice — less risk, less work.
What this doesn’t include
Short-term rental voids vary wildly by location, season, and listing quality. This calculator uses a flat occupancy %. For dynamic occupancy modelling against your listing's actual booking history, see AssetCentral's portfolio workspace.
